- The last day a LIM can be applied for to ensure delivery before Christmas is 9 December 2024.
- We still accept all applications made before Christmas.
- We will do our very best to deliver all LIMs made before Christmas, but
- We will not be able to process applications received on or after 20 December in time before Christmas.
What is a LIM?
A LIM is a Land Information Memorandum, prepared in accordance with the Local Government Official Information and Meetings Act 1987 and information set out in Section 44A(2). It reports on all information the Council holds on a certain property.
It includes information on:
- Rates information - Land, improvement and capital rateable value, yearly rates and arrears (if any).
- Services information - Water meter information (including current outstanding balance and arrears, if any).
- District Plan information - The zoning of the property, map and references to District Plan requirements.
- Public Work - Any proposed public works that may directly affect the property.
- Drainage - The location of public sewer, water and storm water services on the property. If the property is connected to the sewer or septic tank.
- Building Consents, Permits - Any building consents or permits issued on the property.
- Resource Consents - Any relevant subdivision and land use consents issued on the property. Any other consents issued on the property.
- Swimming Pools - If the property has a swimming pool, information if the pool is fenced in accordance with the Fencing of Swimming Pool Act 1987.
- Hazards - Information of any known natural or man-made hazards that may affect the property including erosion, avulsion (removal of land by water movement), subsidence, slippage, alluvium (silt deposit from flooding), flooding, and susceptibility to soil liquefaction.
- HAIL information - Any information on HAIL activity from Horizons register.
- Health - Any health, food or alcohol licence and when it expires.
- Compliance Schedule - Any compliance schedule issued for public buildings and when the Warrant Of Fitness expires.
- Historic Places - Any Historic Places Trust classifications.
- Roading Information - Any road improvement loans affecting the property.
- Other Information - Any requisitions that may have been issued on the property. Other information we consider to be relevant.
The purpose of a LIM is to provide all the information on a property to assist in your decision to purchase it. For example, you will be able to tell from the information received in a LIM whether building consents or permits were obtained for building work and whether consented building work has been signed off. Under Section 14B of the Building Act 2004, a new owner needs to ensure that the building work carried out complies with the building consent or, if there is no building consent, with the Building Code.

A LIM can be purchased using the following on-line form application link. This application process includes all the information required by Council along with payment details. Note: Some information like the Legal Description and the Valuation Number are mandatory fields. Your agent or lawyer will have this information. Alternatively, you can find it using Council’s Property and Rating Search.

Please note an application will not be complete until the full fee and application form have been received.
How long will it take to process a LIM application?
LIM applications will be processed within 10 working days.
Can I cancel a LIM after I've ordered it?
You can cancel a LIM application at any time. However, you may not be entitled to a full refund of your deposit fee.
